    Timeline Overview

    A straightforward Spanish property purchase typically takes 4-8 weeks from accepted offer to completion. More complex situations, new builds, or properties requiring extensive due diligence may take longer.

    Weeks 1-2: Reservation

    Offer accepted, reservation contract signed, deposit paid (€3,000-€10,000). Property is taken off market. Due diligence begins. NIE application initiated if not already obtained.

    Weeks 2-4: Due Diligence

    Lawyer conducts property checks, reviews documents, identifies any issues. Bank account opened if needed. Mortgage application progresses if financing. Any issues negotiated with seller.

    Weeks 4-5: Private Contract

    Due diligence completed satisfactorily. Private purchase contract (arras) signed. 10% deposit paid. Completion date agreed—typically 4-6 weeks from this point.

    Weeks 6-10: Pre-Completion

    Funds transferred to Spain. Final checks completed. Notary appointment scheduled. Any outstanding matters resolved. Travel arrangements made if attending in person.

    Completion Day

    Final payment made, public deed signed at notary, keys handed over. You're now the owner. Celebration appropriate. Post-completion tasks (registry, utilities) follow.
