    Immediate Post-Purchase Tasks

    After completion: register the deed (usually handled by your lawyer), transfer utilities to your name, arrange home insurance, change locks if desired, and set up ongoing property management if needed.

    Setting Up Utilities

    Water, electricity, and gas transfers require your deed, NIE, and bank details for direct debit. Internet installation may need an in-person appointment. Your lawyer or manager can handle these on your behalf.

    Home Insurance

    Essential for any property. Cover should include building, contents, third-party liability, and water damage. If you have a mortgage, building insurance is mandatory. Costs: approximately €300-€600 annually for most properties.

    Property Management

    For second homes or investment properties, professional management provides peace of mind. Services include regular inspections, maintenance coordination, emergency response, garden/pool care, and key access management.

    Keyholding Services

    Essential for remote owners. A local keyholder can provide access for deliveries, contractors, or emergencies. Many management companies include this in their packages.

    Ongoing Maintenance

    Spanish properties need regular attention: pool maintenance, garden care, air conditioning servicing, and general upkeep. Budget approximately 1-2% of property value annually for maintenance.

    Ongoing Tax Obligations

    Annual responsibilities: IBI (property tax), rubbish tax, and non-resident income tax (IRNR) if not renting. If renting, declare rental income quarterly. Keep records and consider a fiscal representative.
